Hiring a local attorney/lawyer also helps, though is not necessary. One of the main reasons for hiring a local lawyer/attorney is that they may also have detailed knowledge about local ordinances and rules in the community which may help your case.

Generally, in a real estate transaction all the parties involved in the process may have their own lawyers/attorneys. You as a buyer are responsible for hiring your own legal counsel, and you may or may not choose to seek services of one.
